Subdivision of land is the procedure of modifying the form and the surface of land in the Land Registry and in the Land Books. Most commonly, one land plot is divided into several plots or several plots are merged into a single plot.

Apportioning of the real estate is the procedure of establishing ownership over a specific part of the real estate – an apartment, commercial space or a garage (condominium ownership).

Apportioning is a very important procedure to be performed for the sake of regulating property-legal relations and it is also one of pre-requisites for getting a mortgage loan approved by the bank, considering that due to their own legal security, banks do not have interest in placing a loan and encumbering with a mortgage an apartment or a commercial space that is not apportioned.

Apportioning is conducted also when family real property (such as family houses) has to be divided, so that all co-owners of the real property are registered as independent owners of a specific unit of the family house (an apartment or other space).
